Building your first home is milestone in your life, one that not all achieve.
Because of this you may have many unanswered questions. Below are a few
questions we hear from interested buyers when searching for their first home.

What are the benefits of owning your own home?
Houses tend to increase in value over time, increasing the owner’s net worth.
If you finance your home, the finance charges you pay on your home may be tax
deductible. You are also paying toward your own home ownership, not someone
else's.

How do I begin the financing process?
You should check with a banker or accountant about the benefits of securing
financing for your home. While most people choose to get their own financing
through a their chosen lender, often times, the developer can assist by
securing financing to qualified property owners.

How does the bidding process work and how long does it take?
Typically, you meet with the developer to get an idea of what features you want
included in your home, including the electrical, flooring, plumbing and kitchen
details. These are items that you have control over the pricing, depending on
what you choose. After determining these details, the developer gathers bids
from all necessary subcontractors and creates one bid for the completion of
your home. At this point you will know how much your home will cost. If, at
this point, it is not where you would like the bottom line to be, suggestions
can be made to assist in lowering the cost. Usually, this process takes
approximately 2-3 weeks.

Does someone help in this process, it seems kind of scary, plus I don’t have any
idea what to pick out?
A good developer will assist you to which ever level you need to help make your
home unique, affordable and able to suit you and your family’s needs.

How long does it take to build a home?
Construction usually takes 5 months to complete your home. Once you sign a
contract, the developer should immediately apply for the building permit, which
usually takes 5 days to get back. The developer then lines up all of the
subcontractors. The timeline can vary depending on the weather and changes that
would incur to slow the process down.
- When does construction begin?
Road construction will begin in the late fall of 2004 continuing
through the spring of 2005. Home construction will be ready in the spring of
2005.
- When are you selling lots?
We are selling lots now – Purchasing a lot would consist of signing a
contract with a $1,000 deposit. It is required that closing takes place within
30 days of final plat and road construction completion.
- Are the duplex lots scattered throughout the
subdivision?
No, all duplexes are located in the front part of the first addition.
There are a total of 36 duplexes in the entire 200+/- lot subdivision.
- What are the square footage requirements?
1 Story = 1850 sq. ft.
2 Story = 2400 sq. ft.
Duplex = 1350 sq. ft. on each side
Side Yard = 15 ft. total
- What are some of the special features and details of
the area?

- When can I drive on the property?
A temporary road will be available at the end of September.
- What school district is the subdivision a part of?
The subdivision is a part of the award winning, Blue Ribbon, New

- What kind of utilities will be available?
The City of Springfield will manage all utility services.
- Do I need to build on my lot right away?
No, lot owners can wait as long as they wish to build, although there
is a requirement to maintain your lot after you close on it. There may also be
a requirement to build sidewalks prior to building if the city is placing
sidewalks on lots with homes being constructed around it.
- Who are the developers?

Giacomini.
- Do I need to build with one of the developers or can
I choose my own builder?
All of the above mentioned developers are residential builders, and
